Construction of Ferrari Pavilion in Lincoln, California, is set to begin soon with most of the spaces already claimed. The center, which will cover an approximately 11-acre lot at the northeast corner of Ferrari Ranch Road and Lincoln Boulevard, is expected to have nine pads totaling approximately 69,500 square feet of leasable space. The two anchor spaces at about 18,000 square feet each will be occupied by Grocery Outlet and Goodwill. The leasing agent for Ferrari Pavilion, Ariel Fox, confirmed that leases have already been signed for nearly 90% of the planned center's available space. Florida-based The Learning Experience, a chain of child development centers, is planned for a 9,990-square-foot space on the east end of the property. The remaining pads will include multiple suites for Starbucks Corp. and Jersey Mike's, with 4,700 square feet still available.

Ferrari Pavilion will cover an approximately 11-acre lot at the northeast corner of Ferrari Ranch Road and Lincoln Boulevard in Lincoln. Plans for the center have been in the works for several years, but slight changes to its footprint and a switch in developers have made the project slow to break ground.
Broker Ariel Fox of Right Site Inc., who is handling leasing for the center owned by Arm Properties LLC, confirmed that leases have been signed for nearly 90% of the planned center's available space so far. The center is expected to have nine pads totaling approximately 69,500 square feet of leasable space.
The center's two anchor spaces at about 18,000 square feet each will be occupied by Emeryville-based Grocery Outlet (Nasdaq: GO) and thrift store chain Goodwill.
Julie Lawson, a broker with Lawson Commercial Real Estate, which represented Goodwill Sacramento Valley & Northern Nevada in lease negotiations, said the location will be a traditional Goodwill retail store ⏤ nearby, the nonprofit operates a Donation Xpress store, which is primarily set up to collect donations that are later sold out of the chain's retail stores. She said Goodwill is hopeful to have the retail location open in the early second quarter of 2026.
Florida-based The Learning Experience, a chain of child development centers with one local site on Elk Grove Florin Road in Sacramento, is planned for a 9,990-square-foot space on the east end of the property. Locally based Quick Quack Car Wash has also signed a lease for an approximately 3,900-square-foot space nearby along Ferrari Ranch Road, according to leasing materials. Quick Quack currently operates a car wash less than a mile to the south of the planned location. Representatives of the local chain did not respond to a request for comment.
Two stand-alone pads on the western half of the property will be occupied by a Circle K and a Take 5 Oil Change, which currently has one area location in Elk Grove. Fox said a deal is close to being signed with a national quick-service restaurant for the center's remaining stand-alone pad, which would be situated between Circle K and Take 5 and include a drive-thru lane.
The planned center's remaining pads include multiple suites. For the pad nearest the intersection, Seattle-based Starbucks Corp. (Nasdaq: SBUX) and New Jersey-based Jersey Mike's are planning to occupy a portion of the building. Approximately 4,700 square feet of the building is still available and can split into four separates suites or combined.
Lastly, Folsom-based Jimboy's Tacos has signed a lease to occupy more than half of the center's remaining multi-suite pad. It will be the chain's only location in Lincoln. An adjacent 1,560-square-foot retail space is listed as available on leasing materials for the center.
Fox said groundbreaking for Ferrari Pavilion is slated to start at the end of June. A project timeline was not available on Tuesday, but Fox anticipates Ferrari Pavilion's first tenants will likely start opening in summer 2025.
